Our fee is set from the start and that is all you pay. Through our relationships with local suppliers and contractors we help ensure that you get the best prices and rates, which might otherwise be unavailable to a one-off build. We also set up accounts with relevant suppliers and tradesmen so that you can pay them directly and with complete transparency. In addition, and where possible, we will help you obtain governmental incentives/grants and energy ratings for a Green Mortgage that can facilitate useful fixed rate loans for up to 5 years once the build is completed.

Quality & Speed

As we only use subcontractors with a proven track record of delivering their trade to the highest standard, we can ensure a quality service every time, on time and in a safe manner. A six month delay is not untypical for a self-build undertaken by a person for the first time and, in addition to all the new costs associated with a long delay (particularly labour), it can effectively represent another six months of unexpected, and unbudgeted, accommodation fees. Expenses that could have been avoided! To verify this, speak with those who have attempted a solo self-build.

Changes during a project are commonplace but can be expensive if using a contractor or negotiating additional works in a trade you are unfamiliar with. With JC-PM if you decide to make changes you only pay for the actual costs involved and at the best price we can negotiate, which allows you greater flexibility to make changes to improve the finished product.

Risk & Safety

We ensure that all our projects comply with industry safety standards, all insurances are in place before commencement and we employ a safety officer to further reduce risk and insurance costs. Site safety inspections will be carried with all measures taken to prevent injury or theft.

As we deal with local suppliers and tradesmen, we have developed a track record which allows us to give accurate costings and timelines to your project. As we are local, we give you a presence on your project by been constantly on site.

Experience & Background

Managing Director of JC-PM, Johnny Carroll graduated from the University of Limerick in 2011 with honours in Construction Management and Engineering. Since graduation, he worked in the construction trade in America, Africa and Australia before returning home to Ireland in 2014. He then began working in the local construction industry, immersing himself in sustainable and renewable innovation in the electrical construction market.

Johnny successfully, and cost-effectively, completed his own self-build home along with other direct build housing projects in the southeast. He realised the strong interest and demand by people wishing to achieve a direct build project but in need of guidance and expertise to achieve the best possible results, in the most economical, timely and safe manner.

In our experience, people can really struggle with many areas of traditional self-builds for diverse reasons from ESB delays due to poor project planning to important missed opportunities during early construction and, once walls and ceilings are finished, afterthoughts about lighting, car chargers, electric gates etc. are invariably too late to consider, invest in good advice – it’s cheaper than remedial work!

A self-build is a massive undertaking and will most likely be the single biggest expense in your life and, perhaps ironically, savings made from a self-build can also be quickly counter acted by stress, costly long delays and poor quality workmanship.

A common, retrospective, observation in many solo self-builds is that they would have benefited significantly by the presence of a Project Manager; especially if one considers the implications of costly delays and changes to plans that could otherwise have been anticipated, avoided or better managed.

There are also many aspects of a self-build that are not directly involved with labour or materials that may provide some excellent savings or, in contrast, result in wasted opportunities. For example, knowledge of, and access to, government incentives/grants of which many are only applicable during the construction phase.

Please also note that, from January 2021, new building NZEB regulations will result in additional requirements to building standards. It is imperative you have someone running your project who is familiar with these new standards.
