JC-PM understands that some budgets may not allow for a full turn-key project, but we can still assist you regarding what needs to be prioritised in order to make your project the most practical for your budget. This is crucial to ensure the right amounts are allocated to each phase. Flexibility is also offered should, for example, you wish to appoint some of your own subcontractors and rates are always negotiable to cater for your individual requirements.

This is your home and it will be built the way you want it built and with your own Project Manager, a single point of contact, it could not be easier.

A good analogy is to think of what a car costs per square foot. It’ll depend on whether it’s new or second hand, a people carrier or a German luxury sports car, whether it has leather seats, three doors or five.

As a general rule, the more complicated the design, the more expensive to build. More elaborate houses have more irregular shapes, meaning more insulated external walls, more structural steel, more roofs, more tricky areas to weatherproof and finish.

We’ve seen a large increase in timber frame construction over the last few of years and with the speed of construction, combined with the ease of making an airtight membrane, timber frame has become a popular choice.

Or are you looking to have traditional stone or cladding on the building façade? If so this will add costs and time to any project, but these are great ways to add character to a home.

Similarly, the cost of a build will entirely depend on what services may be available to the site. Do the foundations need to be piled? Is the site sloped?

This may involve the cost of building a pump house along with all associated drilling costs. We found that almost all water that is drilled onsite needs some element of treatment either by ph correction, a nitrate neutralising system or a UV filtration unit.

We have access to all the best suppliers and subcontractors who can ensure the water supplied to your house is of the highest possible quality.

If not, and like almost all country homes, you will need an independent sewage treatment system, which can vary in cost.

This is determined by the soil type and composition on which the site is built. This however will be determined during the planning application phase.

What is our cost?

Our fee is set from the start and this is all you pay.

As previously mentioned, all projects vary and we can have as little or as much influence as you require. Because of this and the fact each house and site is unique in one off builds, we cannot quote without a brief discussion with you.

Our prices are very competitive and we can offset our management fee and by ensuring you purchase all materials and labour of the highest quality and best value the market has to offer.
